Buying a New Construction Home in Orange County, NY: What to Know

by Ammar Iqbal

Buying a new construction home in Orange County, NY can be a great way to get a modern layout, efficient systems and fewer repairs in the first years of ownership, but it works differently from buying a resale home.

Whether you are looking at a new development in Chester, Middletown, Goshen, Montgomery or elsewhere in the county, here is what to know before you sign anything. If you want to see what is available right now, you can search homes for sale across Orange County.

Why buyers choose new construction

  • Move-in ready: New roofs, mechanicals and appliances mean fewer surprise expenses early on.
  • Modern layouts: Open floor plans, larger closets and more bathrooms than many older homes in the area.
  • Energy efficiency: Newer insulation, windows and heating systems can help keep monthly costs down.
  • Personal choices: If you buy early in the build, you may be able to pick finishes, flooring and fixtures.

The builder's agent works for the builder

The friendly salesperson in the model home represents the builder, not you. Their job is to sell homes at the builder's price and terms. Having your own agent costs most buyers nothing extra, since builders usually pay the buyer's agent, and it gives you someone on your side to review the contract, compare upgrades and push back when something doesn't look right.

One tip: bring your agent with you on your very first visit, or register them before you sign in. Some builders won't work with a buyer's agent who wasn't there from the start.

Understand what the base price includes

The advertised price is usually for the base model. Upgrades such as kitchen finishes, flooring, a finished basement, a deck or a larger lot can add up quickly. Ask for a full list of what is standard and what costs extra, and get every upgrade in writing before you commit.

Read the builder's contract carefully

Builder contracts are often written to protect the builder. Pay attention to:

  • Completion dates and what happens if the build is delayed
  • Deposit amounts and when they become non-refundable
  • Whether the builder can substitute materials
  • The warranty and how to file a claim

In New York, an attorney usually reviews the contract before it is signed, and that review matters even more with new construction.

Still get a home inspection

A brand-new home can still have mistakes. A private inspection before the drywall goes up and another before closing can catch issues while the builder is still on site to fix them. You can read more in my home buying guides for Orange County.
