Chester, NY Home Didn't Sell? How to Relist It the Right Way
By Ammar Iqbal | Real Estate Salesperson, eXp Realty
Chester is a town of contrasts. In a short drive you go from condos and townhomes near Route 17 and Chester Commons to country homes on quiet roads, and on to the hamlet of Sugar Loaf with its arts and crafts village. That variety is part of what makes the town appealing. It is also why listings here can miss the mark.
If your Chester listing just expired, the house didn't fail. The plan just didn't fit. Let's look at what usually goes wrong and how to fix it.
If You Own a Condo or Townhome, You're Competing With Your Neighbors
For condos and townhomes, buyers can compare your unit to nearly identical ones in the same community. They line them up side by side. If a similar unit down the walkway is listed lower, or looks brighter in photos, buyers go there first.
That makes price and presentation very sensitive. Check homes for sale in Chester right now and look closely at units like yours. Then consider what makes yours different: an end unit, a finished lower level, updated kitchen, a better view or more storage. Those details have to be front and center in the photos and description. Buyers also want clear information about the association, so have it ready. If you want to know where your home stands today, you can request a free home value review.
Country Homes Need a Different Story
A home on a larger lot outside the village or near Sugar Loaf attracts a different buyer. They want space, privacy and character, and they will look closely at the land, the driveway, the outbuildings and the systems that come with a rural property.
Photos taken from the driveway don't do these homes justice. Drone photography shows the full lot and the setting in a way ground photos can't. A floor plan helps too, since older country homes often have additions and layouts that are hard to picture from photos alone.
Pricing Chester Homes: Compare Like With Like
The most common pricing mistake I see in Chester is mixing up home types. A townhome, a newer single-family home and a country home can all be in the same town, but they are not comps for each other. Neither is a home in a different school district a few miles away.
A good price comes from recent closed sales of truly similar homes, as close to yours as possible. I go into more detail in how to price your home in Chester, NY. Features matter too. If you have a finished basement, my post on finished basement value in Chester explains how buyers tend to see it.
Whatever price you land on, it should be one you understand. When I review a home, I give my price recommendation in writing, with the sales behind it.
Your Relaunch Plan
Here is how I would bring your home back to market so it feels new, not recycled.
First, decide on timing. You can relist right away or take a short break to make a few improvements. Either can work. Focus on what Chester buyers notice: clean, bright rooms, fresh paint where needed, tidy landscaping and easy showing access. If buyers can't get in at convenient times, especially commuters on Route 17 who shop on evenings and weekends, they will move on.
Next, new marketing. I use professional photos and drone, a floor plan and a 3D walkthrough. The listing goes on the MLS, which feeds the major home search sites, and I run targeted buyer ads through my Homes.com collaboration. I also offer a home warranty through America's Preferred Home Warranty, which gives buyers more confidence when they make an offer.
Then launch on a weekday so the listing builds interest ahead of the weekend. You can see each step on my how selling works page.
When you interview agents, ask what they would change and why. And remember, once your old listing agreement has expired, you're free to talk with a new agent. Check the dates on your agreement if you're not sure.
You can learn more about the area on my Chester, NY page. When you're ready, ask for your free pricing review or call or text me. No pressure, just a straight answer.
