What Credit Score Do You Need to Buy a House in Orange County, NY?

One of the most common questions I hear from buyers in Orange County is, "What credit score do I need to buy a house?" The good news is that you may need a lower score than you think. Here is a simple guide. For more on living in the area, see my Middletown, NY neighborhood guide.

Typical credit score ranges by loan type

Each lender sets its own rules, but here are general guidelines:

  • FHA loans: A score of 580 or higher can qualify for 3.5% down. FHA rules allow scores from 500 to 579 with 10% down, though many lenders want higher.
  • Conventional loans: Many lenders look for about 620 or higher. Better scores usually get better rates.
  • VA loans: The VA does not set a minimum score, but most lenders have their own minimum. Read buying a home in Middletown with a VA loan.
  • USDA loans: Lenders often look for a score in the low 600s or higher.

Why your score matters beyond approval

Your credit score affects more than whether you get approved. A higher score can mean a lower interest rate and lower mortgage insurance costs, which can save you a lot over the life of the loan. Even a small bump in your score can make a difference in your monthly payment.

Help for first-time buyers

New York has programs that help with down payments and closing costs, and each has its own credit rules. See my guide to first-time home buyer programs in Orange County to learn more.

Simple ways to improve your score

  • Pay every bill on time.
  • Pay down credit card balances, especially cards near their limit.
  • Avoid opening new credit cards or loans before you buy.
  • Check your credit report for mistakes and get them fixed.
  • Don't close old accounts that are in good standing.

Talk to a lender early

The best first step is to speak with a lender a few months before you start shopping. They can tell you where you stand and what to work on. Then plan your budget with my guides to how much house you can afford and closing costs in Orange County.
