Do You Need Flood Insurance in Orange County, NY? A Simple Guide for Buyers

Buyers often ask me, "Do I need flood insurance for a house in Orange County, NY?" The answer depends on where the home sits. Orange County has plenty of rivers, streams and lakes, including the Hudson, the Wallkill and the Delaware near Port Jervis, so some homes are in mapped flood zones while most are not. Here is how to find out and what it means for your purchase. If you are new to the area, start with my guide to choosing the right Orange County town.

When flood insurance is required

If you are getting a mortgage and the home is in a FEMA Special Flood Hazard Area, often shown as a zone starting with "A" on flood maps, your lender will require flood insurance. If the home is outside those zones, flood insurance is usually optional. Many buyers pay cash for coverage anyway when a home is near water, because standard homeowners insurance does not cover flood damage.

How to check a specific address

  • Look the address up on FEMA's Flood Map Service Center, which is free and public.
  • Ask the seller if they carry flood insurance or have had water in the basement.
  • Your lender will order a flood zone determination as part of the loan.
  • Your home inspector can point out drainage issues. See my home inspection checklist.

Plan for the cost early

Flood insurance can change your monthly payment, so get a quote during your attorney review period, not the week before closing. Policies through the National Flood Insurance Program usually have a waiting period before coverage starts, which is another reason to start early. Factor the premium into your budget along with taxes and closing costs in Orange County. My post on how much house you can afford can help you run the numbers.

Flood zone does not mean "don't buy"

Many lovely homes near rivers and lakes are in flood zones and are still great purchases. The goal is to know the facts up front so there are no surprises. Water features are part of what makes towns like Warwick and Port Jervis so appealing.

Sellers, be ready too

If you are selling a home near water, gather any flood insurance records and repair history before you list. Buyers appreciate clear answers. Start with a free home value estimate.
