by Ammar Iqbal

Blooming Grove is a town in central Orange County that offers a mix of village life, lake neighborhoods and quiet country roads. If you are thinking about buying here, this simple guide covers what home buyers should know. For a full overview, visit my Blooming Grove, NY neighborhood guide.

Where is Blooming Grove?

The Town of Blooming Grove includes the Village of Washingtonville and the hamlets of Salisbury Mills and Blooming Grove. Goshen, Monroe, Cornwall, Newburgh and New Windsor are all a short drive away, so everyday shopping, dining and services are easy to reach. Because the village sits inside the town, many buyers start their search in Washingtonville and expand from there.

Types of homes

Buyers in Blooming Grove will find raised ranches, colonials, capes and split-levels, plus some newer single-family homes and lake-community houses. Outside the village, many homes sit on larger lots with more privacy. Homes farther out may have private wells and septic systems, so ask about those during your search.

Schools

Much of the town is served by the Washingtonville Central School District, but some areas fall into neighboring districts. Always confirm the school district for the exact address before you buy, rather than relying on the mailing address.

Commuting

Routes 94 and 208 connect Blooming Grove to Route 17, I-84 and the New York State Thruway. The Salisbury Mills-Cornwall station on Metro-North's Port Jervis Line is right in town, which is a big plus for NYC commuters who prefer the train. Driving to Manhattan is roughly 55 to 60 miles, depending on traffic.

Things to do

Outdoor lovers enjoy the views of Schunnemunk Mountain and the Moodna Creek valley. The Moodna Viaduct, a tall railroad trestle in Salisbury Mills, is a local landmark. Brotherhood Winery in Washingtonville is known as one of America's oldest wineries. Storm King Art Center, Woodbury Common and the Hudson River are easy day trips.
