Living in Montgomery, NY: What Home Buyers Should Know
By Ammar Iqbal | Real Estate Salesperson, eXp Realty
If you want small-town living with room to breathe and easy highway access, the Town of Montgomery in Orange County deserves a close look. Here is a simple guide to what home buyers should know before they start shopping. For a full overview, see my Montgomery, NY neighborhood guide.
Three villages in one town
The Town of Montgomery is home to three villages: Montgomery, Walden and Maybrook. Each has its own main street, local shops and community events. Outside the villages you will find quiet country roads, farmland and larger lots. That mix means you can choose between walkable village living and more space out in the town.
Historic charm and the Wallkill River
The Village of Montgomery has a well-preserved historic district with 18th- and 19th-century homes and storefronts. The Wallkill River runs through town and is popular for kayaking, fishing and riverside walks. Farm stands and orchards are close by during the growing season.
Types of homes you will find
Montgomery offers a wide range of housing:
- Historic homes in the village centers
- Colonials, ranches and raised ranches in established neighborhoods
- Newer construction
- Farmhouses and country properties with land
Homes outside the villages may use a private well and septic system, so plan for those inspections. My Orange County home inspection checklist can help. You can browse Montgomery homes for sale or look at homes in Walden.
Schools
Most of the town is served by the Valley Central School District. School zones can vary by street, so always confirm the district for a specific address before you make an offer.
Getting around
Montgomery sits near I-84 and the NYS Thruway, with Route 17K and Route 208 running through town. Newburgh, Middletown and Goshen are short drives away, and Stewart International Airport is nearby.
Taxes and budgeting
Property taxes depend on whether a home is inside a village, which school district it is in and its assessed value. Village homes usually pay village taxes on top of town and county taxes. Before you shop, read how much house you can afford in Orange County and learn about the STAR property tax credit.
