Moving From NYC to Orange County, NY: What to Expect

by Ammar Iqbal

Every year, more people from New York City, Rockland, Westchester and northern New Jersey move to Orange County. The reasons are usually the same: more space, more home for the money, and a quieter pace of life, while staying within reach of the city.

More space for your money

In Orange County, buyers can often find a single-family home with a yard, a driveway and room to grow. Many people who rent in the city find that a mortgage here gets them far more space. Browse homes for sale in Orange County to see what your budget can buy.

Getting back to the city

Many Orange County towns are set up for commuters. Route 17 and the New York State Thruway connect the county to the city and New Jersey. Metro-North's Port Jervis Line serves stations in towns like Harriman, Salisbury Mills and Middletown, and commuter buses run from several towns. Lots of buyers also work hybrid, so a longer commute two or three days a week feels manageable.

Choosing the right town

Each town has its own feel. Monroe and Chester are close to the city side of the county. Goshen and Warwick offer historic village centers. Middletown has the most shopping and services. Cornwall and Washingtonville are close to the Hudson River and Storm King. Not sure where to start? Our Orange County town guide walks through the options.

Things that surprise city buyers

  • Property taxes: they vary a lot by town and school district, so compare carefully.
  • Well and septic: some homes outside village centers aren't on town water and sewer.
  • Driving: most errands need a car, so plan for one per working adult.
  • Seasons: snow removal and yard work become part of your routine.
