What Happens If the Appraisal Comes in Low on a Monroe Home?
If an appraisal comes in below the contract price on a home in Monroe, NY, the deal doesn't automatically fall apart. Buyer and seller usually choose from a few options: renegotiate the price, have the buyer cover the gap in cash, meet in the middle, or ask the lender to reconsider the value. What makes sense depends on the contract, the buyer's finances, and how the price compares with recent sales nearby.

Why a low appraisal matters
A lender bases the loan on the lower of the purchase price or the appraised value. If a home is under contract for more than it appraises for, the buyer's loan may shrink and leave a gap to cover. In active markets, offers sometimes go above recent sales, which is when appraisal gaps show up most.
Common ways to resolve it
| Option | How it works | Who it tends to suit |
|---|---|---|
| Renegotiate the price | Seller lowers the price toward the appraised value | Sellers who want to keep the deal moving |
| Buyer covers the gap | Buyer adds cash to make up the difference | Buyers with extra savings who really want the home |
| Split the difference | Both sides move partway | Most negotiated outcomes |
| Ask for a reconsideration of value | Buyer's lender sends the appraiser new information | When there are better comparable sales or factual errors |
| Cancel | Possible if the contract allows it | When the gap is too large to bridge |
Your real estate attorney should review what your contract says before anyone decides.
Reconsideration of value: what it is
If the appraisal has factual errors or missed better comparable sales, the buyer can ask the lender for a reconsideration of value. For loans sold to Fannie Mae, the borrower submits the request through the lender, and one request is allowed per appraisal (Fannie Mae ROV overview). Stronger requests point to specific recent sales that are truly similar in size, condition, and location.
For sellers: how to reduce the risk
- Price using recent comparable sales, not just what you hope to get; a free home value estimate is a good start
- Keep a list of upgrades with dates and receipts to share with the appraiser
- Fix obvious issues that could make an appraiser note condition problems
- Review strong offers for financing terms, not just price

For buyers: how to prepare
- Look at what similar homes actually sold for before you offer
- Know how much extra cash you could use if a gap shows up
- Ask your attorney about an appraisal contingency
- Keep your savings available until closing
Hypothetical example: a home is under contract at a price that appraises a bit lower. The seller lowers the price by part of the difference, and the buyer covers the rest from savings. This is an illustration only.

Frequently asked questions
Does a low appraisal cancel the sale? Not automatically. It depends on your contract and what the parties agree to.

Does a cash buyer need an appraisal? Not for a loan, though some cash buyers order one for peace of mind.
Should a seller always lower the price? Not always. It depends on the market, other interest in the home, and the contract.
