Buying a Home in Monroe
Monroe draws commuters and families who want quick highway and train access with lakes and parks close by. Before you make an offer, check these Monroe-specific details:
- Village or town? Homes in the Village of Monroe or Village of Harriman pay a village tax and usually have village services. Confirm where the property sits.
- Lake association? Several Monroe neighborhoods are built around private lakes with membership dues, rules and sometimes required fees. Ask for the documents before you sign.
- Water and sewer? Some homes are on municipal or district water, others on private wells and septic. Budget for testing and inspection where needed.
- Commute test If you'll commute, try the drive or train from the actual address at rush hour before you buy.
- Appraisal risk In competitive bidding, a low appraisal can change your plans. Read what happens if a Monroe appraisal comes in low.

Selling a Home in Monroe
Monroe buyers are often commuters who compare homes by location, condition and commute time. Pricing starts with recent sales of similar homes in the same neighborhood or lake community, then adjusts for updates, lot and any association amenities.
My guide to selling a home in Monroe covers preparation, pricing and timing, and what to fix before listing a Monroe home helps you decide where to spend. You can also get a free Monroe home value estimate or see how I market and sell homes.
Village of Monroe, Village of Harriman and the Town
A Monroe mailing address can fall in either village or in the surrounding town, which affects taxes and services.
Village of Monroe
- Walkable center around the Mill Pond area
- Usually village water and sewer
- Pays a village tax on top of town, county and school taxes
Village of Harriman
- Small village at the Route 17 and Thruway interchange
- Close to the Harriman Metro-North station
- Village tax and services apply
Town of Monroe
- Suburban neighborhoods and lake communities
- Mix of district water and private wells and septic
- No village tax; lake association dues where applicable
Monroe Property Taxes
Monroe owners typically receive a town and county bill, a school bill and, inside either village, a village bill. Lake communities may add association dues that aren't on the tax bill at all. Compare the actual tax bills and any association costs for the specific property instead of relying on an estimate.
Homes and Housing in Monroe
Established neighborhoods offer colonials, split-levels and raised ranches. Lake communities mix year-round homes and former summer cottages that have been expanded, and newer subdivisions, townhomes and condos round out the market for commuters and downsizers.
Utilities, Services and Permits
Village properties usually have village water and sewer. In the town, some neighborhoods are served by water districts while others rely on private wells and septic systems. Building permits and certificates of occupancy come from the village building department for village properties and the Town of Monroe for the rest, so check the right office for a home's permit history.
