Buying a Home in Goshen
Goshen attracts buyers who want a historic, walkable village or more land and privacy in the surrounding town, all with good highway access. Before you make an offer here, a few local questions are worth answering for every property:
- Village or town? The mailing address won't tell you. It affects your tax bills, utilities and services.
- Which school district? Some Town of Goshen addresses are outside Goshen Central School District.
- Public water or a well? Homes outside the village often have a private well and septic system. Budget for well testing and a septic inspection.
- How old is the house? Many homes in and near the village are well over a century old. See my inspection guide for older Goshen homes.
- Are permits closed? Additions, finished basements, decks and pools should have closed permits. Learn what happens with an open building permit.

Selling a Home in Goshen
Goshen buyers compare homes closely by location, so pricing starts with recent sales of similar homes on the same side of the village line, then adjusts for lot size, condition and updates. Sellers can avoid surprises by gathering the property's tax bills, permit history and, for homes outside the village, well and septic records before listing.
My guide to selling a home in Goshen covers preparation, pricing and timing. You can also get a free Goshen home value estimate, see how I market and sell homes or read about whether to buy or sell first.
Village of Goshen vs. Town of Goshen
Village of Goshen
- Walkable downtown and historic district
- Usually municipal water and sewer
- Village police and trash collection
- Pays a village tax on top of town, county and school taxes
Town of Goshen (outside the village)
- Suburban neighborhoods, farms and larger lots
- Often a private well and septic; some areas have town water districts
- Private trash hauler in many areas
- No village tax, but possible part-town and special district charges
Goshen Property Taxes
A Goshen property owner typically receives a town and county bill, a school bill and, inside the village, a village bill. Because rates change every year and vary by school and special district, compare the actual bills for any home you're considering instead of relying on an estimate. My Goshen town vs. village property tax guide explains each bill and how to look up a specific parcel.
Homes and Housing in Goshen
Near the village center and Church Park you'll find 19th- and early 20th-century homes, many within walking distance of downtown. Established neighborhoods offer ranches, capes, colonials and split-levels, and there are townhome and condo communities for buyers who want less upkeep. Outside the village, the town includes newer subdivisions, horse farms and homes with acreage.
Utilities, Services and Permits
Inside the village, most homes connect to village water and sewer and get village trash pickup. In the town, many homes rely on wells and septic systems, and some neighborhoods are served by town water districts; my well water vs. municipal water guide explains what to check. Building permits and certificates of occupancy are handled by the Village of Goshen for village properties and by the Town of Goshen for everything else, so ask the right office for a home's permit history.

How do I find out what my Goshen home is worth?
Start with a free home value estimate, then compare it with recent Goshen sales. A local agent will also adjust for village or town location, lot size, condition and updates, which online estimates often miss.
What is the difference between the Village of Goshen and the Town of Goshen?
The Village of Goshen is a separate municipality inside the larger Town of Goshen. Village homes pay a village tax and usually get village water, sewer, police and trash service. Many homes outside the village use a private well and septic system. Both share the 10924 ZIP code, so check each address.
Are property taxes higher in the Village of Goshen?
Not always. Village owners pay a village tax, but owners outside the village can pay part-town charges, special district charges or a different school tax. Compare the actual tax bills for each property.
What school district serves Goshen, NY?
Goshen Central School District covers the entire Village of Goshen but only part of the Town of Goshen, so some town addresses are in a different district. Confirm the district on the property's school tax bill.
How far is Goshen from New York City?
Goshen is about 60 miles from Manhattan by car. Commuters usually drive Route 17 or use commuter buses or Metro-North Port Jervis Line stations in nearby towns, and the trip often takes 60 to 90 minutes.
What kinds of homes are for sale in Goshen?
Historic village homes, colonials, ranches and capes, newer subdivisions, townhomes and condos, and farms or homes with acreage outside the village. See current Goshen listings.
Where can I see recent Goshen home sales?
The Goshen homes and market page shows active listings, recently sold homes and market trends from MLS data, and the recently sold page covers the wider area.
