Each row counts properties I helped close in that calendar year. A "side" is one side of a sale: representing the seller, the buyer, or both on the same home.

Source: OneKey MLS search of closed sales from January 1, 2015 through September 30, 2026. The earliest closing found was in October 2020. Sale volume is the total of the closing prices, with each home counted once even when I represented both sides. Six sales were both-side transactions, so the seller and buyer columns add up to 104 sides across 98 sales.

How these numbers are calculated: sale-to-list ratio is the closing price divided by the final list price recorded in the MLS, so price reductions made before the sale are not reflected. Days on market is the MLS figure. The sample covers all 52 of my closed listings in that period (single-family homes, condos and two-family homes). The median is the middle value, so one unusual sale doesn't skew it. Every home and market is different, so past results don't predict what a specific home will sell for.

Towns are listed by mailing address. A Middletown address can be in the City of Middletown or in the Town of Wallkill or another town (here's why that matters).
