Living in Central Valley, NY: What Home Buyers Should Know
By Ammar Iqbal | Real Estate Salesperson, eXp Realty
Central Valley is a hamlet in the Town of Woodbury, best known as home to Woodbury Common Premium Outlets and as a gateway to Harriman State Park. It offers a classic suburban feel with one of the easiest commutes in Orange County. Here is what home buyers should know. For a full overview, see my Central Valley, NY neighborhood guide.
A Convenient Place to Live
Central Valley has quiet residential streets and established neighborhoods, yet shopping and dining are minutes away. Woodbury Common draws visitors from all over, so expect busier roads near the outlets on weekends and holidays. Town parks in Woodbury offer ball fields, playgrounds and community events.
Commuting from Central Valley
Commuting is a big reason buyers choose Central Valley. The New York State Thruway and Route 17 meet nearby at Harriman. Commuter buses run to New York City, and Metro-North's Harriman station on the Port Jervis Line is close by. Many residents reach Manhattan in roughly 60 to 75 minutes, depending on traffic. Try your route at rush hour before you buy. My post on commuting from nearby Monroe covers many of the same options.
Outdoors Right Next Door
Harriman State Park and Bear Mountain are just east of town, with miles of trails, lakes and scenic drives. West Point, Storm King Art Center and Legoland New York are also a short drive away. For more ideas, see things to do in Monroe.
Schools
Central Valley is served by the Monroe-Woodbury Central School District. School zones can vary by street, so always confirm the district for the exact address before you make an offer. My Orange County school districts overview explains how to check.
Types of Homes You Will Find
Buyers will find colonials, split-levels and ranches in established neighborhoods, plus newer single-family homes, townhomes and condos. You can browse Central Valley homes for sale to see what is available now. Comparing nearby areas? Read living in Highland Mills, the hamlet just to the north.
Tips for Buying in Central Valley
- Get pre-approved first. Start with how much house you can afford in Orange County.
- Review taxes and HOA fees. Townhomes and condos may have monthly fees, and taxes vary by property.
- Plan for closing. See closing costs in Orange County, NY.
