Orange County, NY School Districts: A Simple Overview for Home Buyers

For many families, the school district is one of the first things they ask about when buying a home in Orange County. It is also one of the most confusing, because school district lines in Orange County often do not match town lines or mailing addresses. Here is a simple overview to help you get started.

Why School Districts Matter Even Without Kids

In New York, school taxes are usually the largest part of a property tax bill. That means the school district affects your monthly cost, not just where children attend school. Homes in different districts can have very different tax bills, even on the same road. Homeowners may also qualify for the STAR property tax credit, which applies to school taxes.

A Quick Look Around the County

Orange County has many separate public school districts. A few examples buyers often ask about:

  • Middletown area: The City of Middletown is in the Enlarged City School District of Middletown. Nearby homes with a Middletown address may be in Valley Central, Pine Bush or Minisink Valley. See my Middletown, NY guide.
  • Monroe, Central Valley and Highland Mills: Mostly served by Monroe-Woodbury. See my Monroe guide.
  • Goshen, Chester, Warwick and Washingtonville: Each has its own district, though edges can cross town lines. See my Goshen guide and Warwick guide.
  • Newburgh, New Windsor and Cornwall: Newburgh Enlarged City and Cornwall Central serve much of this area, with some New Windsor homes in other districts.

How to Confirm the District for a Home

  • Check the tax bill. The school tax bill names the district. This is the most reliable quick check.
  • Call the district. Most districts can confirm by address.
  • Do not rely on the ZIP code. Homes with the same ZIP code can be in different districts.
  • Ask your agent. I check this for my buyers before they make an offer.

Do Your Own Research

Every family values different things, such as class sizes, programs, sports or distance to school. Visit the district websites, look at the New York State Education Department's public data and talk to local parents. I can share facts about where a home is located, but the choice of which district is best is yours.
