Relisting an Expired Listing in Goshen, NY: A Calm Next Step

If your Goshen listing just expired, your phone is probably busy. Agents are calling, postcards are showing up, and you may be wondering if the house was ever going to sell. Take a breath. Expired listings happen in every town, even one as well loved as Goshen.

The home did not fail. The plan around it did not reach the right buyers. That is good news, because a plan can be changed. People still want to live here for the village, the schools and the easy access to Route 17, as my Goshen area guide shows.

Village or town: was it priced against the right sales?

Goshen is really two markets that share a name. A Victorian a few blocks from the village green and a colonial on a big lot out in the town draw different buyers. They should be priced against different sales, too. When a village home is compared to newer town homes, or the other way around, the price can feel off to buyers even if it looked fine on paper.

Buyers here also notice the difference between town and village property taxes, and they factor it into their offers. My post on Goshen town vs. village property taxes explains how that works in plain terms.

The fix is a fresh look based on recent closed sales that truly match your home: same side of the village line, similar age, similar lot. You can request a free pricing review, and I will put my price recommendation in writing so you can see exactly how I got there.

Older Goshen homes need more than a price

Many homes in and around the village have real history. Buyers love the porches, the trim and the walk to Main Street. They also worry about what they cannot see, like old wiring, an aging roof, a stone foundation or a furnace that has been running for decades. When those questions go unanswered, buyers tend to move on quietly instead of making an offer.

A few simple steps can change that:

  • Gather receipts and dates for any roof, heating, electrical or plumbing work.
  • Fix the small things an inspector will flag, like loose railings or dripping faucets.
  • Think about a pre-listing inspection so there are no surprises later.

My guide to inspections for older Goshen homes covers what buyers usually ask about.

Photos, exposure and the first scroll

Most buyers meet your home on a phone screen. If the photos were dark, taken in the wrong season or missed what makes the home special, the listing may never have had a real chance. A home near the Historic Track or the Heritage Trail has a lifestyle to show, and that should come through in the first few images.

Before you relaunch, look at what's for sale in Goshen right now. Those homes are your competition, and seeing them side by side with yours is often eye-opening.

What a Goshen relaunch looks like with me

When I relaunch a home, it starts over as if it were brand new. That means professional photos plus drone shots that show the lot and the neighborhood, a floor plan, and a 3D walkthrough so buyers moving from farther away can tour it from anywhere. The listing goes into the MLS, which feeds the major home search sites, and I add targeted buyer ads through my Homes.com collaboration.

I also offer a home warranty through America's Preferred Home Warranty, which gives buyers of older homes extra peace of mind. I like to launch mid-week, so the listing feels fresh going into the weekend. You can read more about how I help sellers.

Your next move, on your timeline

Some sellers relist right away. Others take a few weeks off, make a couple of repairs and come back stronger. Either can work. What matters is that the next attempt is different from the last one.

If you are interviewing agents, ask each one what they would change and why. A good answer should be about your home, not a general promise. In New York, once your old listing agreement has expired you are free to talk with a new agent. If you are not sure, check the dates on your agreement.

When you are ready, get a free home value review or call or text me. No pressure, just an honest conversation about your home.
