Town of Highlands, NY Listing Expired? A Better Plan to Relist

by Ammar Iqbal

The Town of Highlands is unlike anywhere else in Orange County. West Point sits along the river, Highland Falls has its small-village main street, Fort Montgomery is minutes from Bear Mountain, and many homes have a view of the Hudson. If your listing here expired without selling, that can be confusing. The area is special, so why didn't it move?

First, know that this happens to good homes all the time. An expired listing is not a judgment on your house. It usually means the plan did not fit the people most likely to buy it.

Who buys in the Highlands, and how they shop

A big share of buyers here are connected to West Point in some way. Military families often move on a set timeline, and many of them start shopping from another state. They may decide which homes to see before they ever arrive, or even buy after a virtual tour. If your listing did not give them enough to go on from far away, it may have been skipped. Price matters to them too, which is why a good first step is to request a free pricing review.

Other buyers are commuters who use Route 9W and like being near the river and the parks. They tend to compare the Highlands with nearby towns, so it helps to know what they are seeing. My Cornwall area guide and my post on the best Orange County towns for commuters give a sense of the options they weigh.

Setting up professional listing photos in a home

Views, hills and honest photos

Many homes here sit on hillsides, with steep driveways, stone walls and views that change with the seasons. Those are real selling points, but they are hard to capture with a phone. Dark interior photos, or a view shot through a screen door, can make a lovely home look ordinary online.

Drone photography helps a lot in this town. It can show the river, the ridgelines and where the home sits on the lot. Pair that with a floor plan and a 3D walkthrough, and a buyer living out of state can understand the home almost as well as if they had walked it.

Take a look at what's for sale in Highland Falls right now. Those homes are your competition. Notice which ones grab your attention first, and why.

Price, condition and flexible terms

A fresh price should come from recent closed sales near you that are truly similar, not from what a neighbor listed for. Homes with views and homes without views are very different, and so are homes in the village versus those up the hill. When I prepare a pricing review, my recommendation comes in writing so you can see every sale I used.

Condition matters too. Some buyers here use financing with stricter property standards, so peeling paint, missing handrails or an old roof can turn into a problem late in the deal. Fixing those few things before relisting can keep a sale on track.

Terms can also make a difference. A buyer on military orders may need a specific closing date. Being open to a little flexibility on timing can set your home apart.

A well kept home with strong curb appeal

How I would relaunch it

Every relaunch I do starts fresh. New professional photos and drone shots, a floor plan and a 3D tour, and a mid-week launch so the home is new to buyers going into the weekend. The MLS feeds it to the major home search sites, and I run targeted ads to active buyers through my Homes.com collaboration. I also offer a home warranty through America's Preferred Home Warranty, which can be reassuring for a family relocating from far away. My how selling works page lays out each step.

Starting again, on your terms

You can relist right away or take a short break. Both can work. If you interview agents, ask each one what they would do differently and how they would reach out-of-town buyers. And if you are not sure your old listing agreement has ended, check the dates before you sign anything new.

When you are ready, request your free home value review or call or text me. No pressure, just a clear, honest plan.
