Homeowners Insurance in Middletown, NY: What Home Buyers Should Know
By Ammar Iqbal | Real Estate Salesperson, eXp Realty
If you are buying a home in Middletown, your lender will ask for proof of homeowners insurance before closing. Many buyers wait until the last week to shop for a policy, and that can cause stress or delays. Here is what buyers should know about homeowners insurance in Middletown and the rest of Orange County. For more about the area, see my Middletown, NY area guide.
When do you need insurance?
Lenders require a policy to be in place on your closing day, and they usually want the first year paid in advance. After that, many buyers pay insurance monthly through an escrow account, along with property taxes. Start getting quotes as soon as your offer is accepted, so your policy is ready while the attorneys and lender finish their work. My post on how long it takes to close in Middletown shows where this fits in the timeline.
What affects your premium?
- Age and condition of the roof. An older roof can raise the price or limit coverage. Your home inspection will tell you its condition.
- Heating system. Insurers often ask about oil tanks, especially older or buried tanks, and wood stoves. Learn more in my guide to oil, propane and gas heat in Orange County.
- Distance to a hydrant and fire station. Homes in the City of Middletown are often close to both, while some rural homes in nearby towns may not be.
- Past claims on the home. Insurers check a claims history report, so ask the seller about any water or roof claims.
- Your own credit and claims history, plus the deductible you choose.
What a standard policy does not cover
Most homeowners policies do not cover flood damage. If the home is near a stream or in a mapped flood zone, read my post on flood insurance in Orange County. Ask your agent about extra coverage for sewer or drain backup too, which is often a separate add-on.
Condos and two-family homes
Condo buyers usually need an HO-6 policy that covers the inside of the unit, since the association insures the building. If you are buying a two-family home in Middletown and plan to rent one unit, tell your insurer so the policy is written correctly.
