Buying a Home in Orange County, NY While You Still Live in NYC
By Ammar Iqbal | Real Estate Salesperson, eXp Realty
If you live in New York City and keep looking at homes in Orange County, you are not alone. Many of the buyers I work with start their search from an apartment in Brooklyn, Queens, Manhattan or the Bronx. They want a yard, a driveway and a little more room, without losing their connection to the city.
The hard part is buying a home in a place you only visit on weekends. This guide covers how to choose a town, what is different from city living, and a simple plan to buy from where you are now. If you want the big picture first, start with my post on what to expect when moving from NYC to Orange County.
Start with the life you want, not the map
Orange County is big, and each town feels different. A good first step is to think about the city neighborhood you love most and look for the same feeling up here.
- A walkable village with shops and history: look at Goshen, the Village of Warwick and Cornwall-on-Hudson.
- River views and older homes with character: look at Newburgh and Cornwall.
- Newer neighborhoods close to Route 17 and shopping: look at Monroe and Chester.
- More home for your budget, with a train station in town: look at Middletown.

Plan your trip back to the city
If you will still work in the city a few days a week, the commute should shape your search. Metro-North's Port Jervis Line stops in places like Harriman, Salisbury Mills, Campbell Hall and Middletown, with connections toward Manhattan. Commuter buses run from many towns along Route 17 and the Thruway, and drivers use Route 17, I-87 and I-84.
The best way to test a commute is to try it once before you buy. Take the train or bus on a weekday morning, and drive the route at rush hour. My guides to commuting from Middletown to NYC and the best Orange County towns for commuters can help you narrow it down.
What is different from city living
Most of what city buyers love here is easy to see. A few things are less obvious, and it helps to know them before you make an offer.
You will likely need a car, maybe two. Outside the villages, errands and school drop-offs usually mean driving.
Some homes have a septic system and a private well instead of town sewer and water. That is normal here, and a good inspection covers both. My home inspection checklist explains what to look at.
Heat may come from oil, propane or natural gas. Ask what the house uses and what it cost to heat last winter. Here is more on heating oil, propane and gas in Orange County.
Property taxes depend on the town and the school district. Two similar homes a few miles apart can have very different tax bills, and the school district does not always match the town name in the mailing address. The Orange County school districts overview is a good place to start.
You will shovel snow and mow a lawn. For most people that is part of the point, but plan your time and budget for it.
A simple plan to buy from the city
You do not need to move first to buy well. Here is the plan I use with clients who still live in NYC.
1. Get preapproved early. A preapproval shows your real budget and makes your offer stronger when the right home comes up. Read how to get preapproved in Orange County.
2. Set up home alerts. Search homes for sale across Orange County and save a search, so new listings reach you the day they hit the market. You can also browse by town, like homes for sale in Middletown, Goshen or Monroe.
3. Plan tour days. Pick one or two weekends, and we can see several homes in a day. When you cannot make the trip, I can walk a home for you on a live video call.
4. Time your lease. Buying a home in New York usually involves attorneys on both sides, so leave room between your accepted offer and the end of your lease. Plan for cash at closing too; my guide to closing costs in Orange County covers what to expect.
5. Ask about help for first-time buyers. If this is your first home, there may be programs that help with your down payment. See first-time home buyer programs in Orange County.
Already own a home?
Some of my clients already own a home in the Hudson Valley and want to sell it as part of the move. If that is you, start with a free home value estimate so you know what you have to work with, and see how I help sellers. Not sure which comes first? Read should you buy or sell first.
Let's make the move simple
Leaving the city is a big step, and it goes better with someone who knows these towns well. I am happy to answer questions, set up a search for you, or plan a tour day around your schedule. You can read what my clients say or reach out to me here any time.
