Many buyers think they need a big down payment to buy a home. In some parts of Orange County, a USDA loan may let you buy with no money down. Here is a simple look at how USDA loans work and whether one could fit your search. For more about the area, see my Middletown and Orange County area guide.

What is a USDA loan?

A USDA loan is a mortgage backed by the U.S. Department of Agriculture's Rural Development program. The most common type is the Guaranteed Loan, which you get through a regular approved lender. The big benefit is that it can cover the full price of the home, so you may not need a down payment.

Does Orange County qualify?

It depends on the address. USDA loans are only for homes in areas the USDA considers rural. Orange County has busy cities and suburbs, but it also has a lot of open farmland and small hamlets. Some areas qualify and some do not. The best way to check is to enter the exact address on the USDA property eligibility map at eligibility.sc.egov.usda.gov. The map can change, so check each home you are serious about.

Income limits

USDA loans are meant for low- and moderate-income households. There is a maximum household income, and it depends on the county and how many people live in the home. Your lender will count income from everyone in the household, not just the people on the loan.

Other basic rules

  • The home must be your primary residence, not a rental or second home.
  • You will pay an upfront guarantee fee and a yearly fee, similar to mortgage insurance.
  • The home must meet basic safety and condition standards.
  • You still need steady income and acceptable credit. See what credit score you need in Orange County.

USDA vs. FHA vs. VA

If the home is not in an eligible area, or your income is above the limit, other options may work. An FHA loan allows a low down payment anywhere in the county, and veterans can look at a VA loan. You can also explore first-time buyer programs in Orange County.

Tips for USDA buyers

Get pre-approved with a lender who does USDA loans often. Ask about their timeline, since USDA files can take a bit longer to close. Then let your agent know so we can focus on homes that qualify and write offers with the right timeline.
